For average traffic sites that rely on Adsense revenue, I think using Adsense earnings as the main basis for worth calculation would result in underestimation. Instead, one should put more weight on the quality of the traffic and how the potential buyer can monetize it.
A blog with lots of good content can become the content marketing arm of an ecommerce store after the acquisition. There is already an overlap of interests in the users of both sites, allowing the store to attract more potential buyers.
